Water does most of its damage after it stops moving.

The flood itself is rarely what costs the most. What costs the most is the water that wicked six inches up the drywall, soaked into the subfloor, and settled inside the wall cavity where nobody can see it. Left alone, that moisture delaminates flooring, swells door frames, corrodes electrical connections, and starts growing mold within 24 to 48 hours.

Which is why the response window matters more than anything else in this category. Extraction on hour two is a drying job. Extraction on day four is a demolition job.

Drying is finished when the meter says so.

Fans in a room are not a drying plan. Structural drying means calculating how much air movement and dehumidification the affected volume needs, placing equipment accordingly, and then proving the material dried.

We take moisture readings on day one to establish the extent of the loss, then re-read the same points every day the equipment runs. When affected materials match the dry standard of comparable unaffected material, the equipment comes out, not before, and not after we have been billing you for idle fans.

Every reading is logged and goes into the documentation package your adjuster receives. It is the difference between a claim that gets paid and a claim that gets questioned.

Water damage questions

Shut off the water at the main if you can reach it safely, and shut off power to the affected area at the breaker. Never step into standing water to reach a panel or an outlet. Move what you can lift to a dry floor, and start photographing everything. When you call, we walk you through all of it on the phone before our truck arrives.

Less than most people expect. Modern drying equipment saves a lot of material that older methods would have demolished. We take moisture readings first and remove only what will not dry to standard. Carpet pad and saturated insulation usually go; hardwood, subfloor, and drywall frequently stay if we get there fast enough. Speed is what decides it.

It means the affected materials have been measured back down to the same moisture content as comparable unaffected material in the same building. It is a number, not an opinion. We record readings every day, and the equipment stays until the numbers are met, which is also exactly what your insurer wants to see documented.

Mold can begin growing within 24 to 48 hours of a water intrusion, which is the single biggest reason not to wait. On every water loss we assess for mold, instead of assuming, and if it is present we contain and remediate it as part of the same project instead of sending you to another company.

Not automatically, and this is where most restoration companies have to call somebody else. Water gets into outlets, junction boxes, and panels, and corrosion on breakers and conductors can keep developing long after everything looks dry. Our own C-10 licensed crew assesses the affected circuits and makes them safe on the first visit, then documents what needs replacing.
