People are usually surprised by how much of a fire loss is a water loss. Suppression puts thousands of gallons into the structure in minutes, sprinklers run until somebody shuts the valve, and all of it soaks into framing, insulation, and subfloor that was already compromised by heat.

So a fire restoration project is really three projects running at once: get the water out before mold starts, clean the soot before it etches and stains permanently, and make the electrical safe before anyone turns a breaker back on.

All three start on day one, and the rebuild that follows stays with the same team, which on a project this long is the difference between finishing in months and finishing in a year.

Conductor insulation degrades at temperatures far below anything that looks burnt. Soot is mildly conductive and corrosive. Suppression water gets into panels, junction boxes, and equipment and keeps corroding long after everything appears dry.

Because smoke travels where heat and air pressure take it, which is everywhere. Soot moves through wall cavities, HVAC ducts, and gaps around fixtures, and it settles in rooms the flames never reached. A contained kitchen fire routinely leaves residue and odor two floors up. Scope is set by where the smoke went, not by where the fire was.

Fire suppression puts thousands of gallons into a structure in a very short time, and sprinkler systems keep running until somebody shuts them off. On most fire losses, the water damage is the larger restoration scope of the two. That is why extraction and structural drying start the same day as soot cleanup.

Yes, but not by masking it. Odor lives in porous material that absorbed smoke particulate, so it comes out by cleaning or removing the source material and treating the remaining surfaces, not by fogging the room with fragrance. Anything that smells fine for two weeks and then returns was masked, not treated.

Our C-10 crew assesses the affected circuits and equipment before anything is re-energized, then documents what has to be replaced.

Yes, under our General B license. Framing, drywall, insulation, flooring, finishes, and the full electrical scope go back in under the same contract as the cleanup, which on a fire loss matters even more than usual. These projects are long, and a handoff halfway through is where the schedule dies.
